I have always been an avid consignment shopper. I travel 30 miles to the nearest one. The other day I noticed retail space for rent and this morning I phoned to inquire. For $400.00 a month I can rent 300 square feet with all utilities included. Being a first timer I am not sure if this is a fair or reasonable amount that I can consider paying with my profits and still be able to make some money.

I am looking for any advice you guys may have, down to finding consigners, pricing, and other expenses I may be overlooking.

Not knowing your area this may not apply. Here is what I did; I leave in a town counting the county of about 24,000. I started with a small shop for 350.00. The size was 1000 front area space and 400 back room space. I opened July 2004 and by Nov. 2004 I moved into a 4000 sq shop. It was in the same complex so I didn’t have issues with lease agreements and such. When I started I didn’t want to get over my head, but I found out quickly I was going to have to move into something bigger or start a different process of things coming in. If I could put out everything that is brought in (the med – to great stuff) I would need an old Wal-Mart building. The complex I am in is not easy to get to. They had changed the 2 way service road to one way. But I also knew since being a resale lover myself, if people loved the same thing and / or I could get them in one time and impress them they would make that extra little drive and they did. The ONLY thing is, it is not that easy to move all your items but for me it is what I felt I needed to do before to committing into a higher rent.

This is just what happened to me. If I can help in anyway I’d be more than happy to.
